There has been a rise for the first time since the recession due to housing crises in several US markets. When the economy does well, house purchase and rent prices rise. This is great for the homeowners, as they see their investment appreciate, but not so good for the renters, who sometimes find themselves unable to afford the same type of dwelling they once did.

The US has also been experiencing a good deal of gentrification, as younger generation move into inner city cores in search of urban and dynamic environments. Development also raises prices and pushes some people out of the market.
